Establish the appropriate confidentiality level needed, access, communication, and disclosure rules before exposure. The appropriate method depends on the property, agreements, legal obligations, and seller objectives.
The public form collects only the basics. Detailed records should be exchanged privately after the parties and purpose are confirmed and agreements generally executed.
The process should identify what financial, operational, or representation information is expected before sensitive access or advanced due diligence.
Proper disclosure is important and this question is frequently overlooked by sellers, which can create a bottle neck later on in the process. Create an inventory, identify material gaps, and determine what must be obtained before marketing, before contract, and/or during due diligence. Be open and receptive to suggestions from your broker as they may help you with your transaction down the road. Don't forget, we want you to be successful in real estate goals.
Short answer?....No. ad Infinitum Realty & Consulting, Inc., as a real estate brokerage, does not provide legal, tax, appraisal, etc. or any advice that goes beyond the scope of licensure. Our brokerage market guidance does not replace qualified specialized advice. The process should identify when those professionals are needed and we will assist in guiding you towards the proper specialists to ensure your goals and needs are met.
