What This Process is Designed to Protect...
- Your Financial Clarity: Understand likely selling-cost categories, net assumptions, price-position choices, and the tradeoffs attached to each path.
- Your Privacy and Comfort: Choose how you prefer to communicate, who receives updates, how showings are handled, and what information is shared.
- Your Time: Identify documents, property issues, access needs, association requirements, and outside professionals before they become avoidable delays.
- Your decision quality: Compare options using evidence instead of relying only on an automated value, a high suggested price, or fear of missing the market.
Your Residential Sale Review Helps Address...
- Which documents or property facts may affect marketing, financing, appraisal, insurance, association review, title, inspection, or closing.
- Where the property appears to fit within current competition.
- Which comparable properties are relevant and which could create a misleading conclusion.
- What buyers may value, question, or use to negotiate.
- What selling-cost categories may affect the amount you keep.
- Which preparation items appear necessary, helpful, optional, or poor-return.
- Which marketing and communication path fits the property, privacy needs, and intended timetable.
The Residential Seller Process (in a nutshell...)
1. Goal and property discovery. Clarify why you may sell, what timing matters, who is involved, what would make the move successful, and what alternatives must be considered.
2. Property and market review. Examine available property facts, relevant market evidence, active competition, and likely buyer questions.
3. Decision options. Compare listing now, preparing first, gathering additional information, waiting, or choosing another appropriate path.
4. Pricing and launch planning. Develop a defensible market-position discussion, preparation sequence, photography standards, listing presentation, access plan, and exposure strategy.
5. Market-response review. Monitor inquiries, saves, showings, feedback, competition, financing conditions, and relevant market changes.
6. Offer comparison. Compare price, financing, contingencies, concessions, timing, execution risk, and preliminary net rather than focusing only on the headline amount.
7. Contract-to-closing coordination. Organize inspections, appraisal, association matters, title, financing, access, vendors, documents, communication, and losing steps.
